Siggi11

For more than 40 years, Sigwartstraße 11 has been mainly a student residence managed by the Tübinger Office for Property and Construction (VBA). However, administration has long been limited to collecting rent, while the substance of the building is in a state of decay.

Since 2022, several rooms in the house have been empty, and since 2023 even the majority – instead of the original 12, only 3 rooms are now rented out. The contracts of the remaining residents also expire on 1st of October and will not be renewed. The house will then be empty, and so far the state seems to have no clear plan for its future use.

We cannot and will not accept that living space become vacant and will fight for Sigwartstrasse 11.

The state will keep this vacant for you

Administration

Property of the Vermögen und Bau Amt Tübingen (VBA) since 1981

Usage

Student accommodation.

Living space and costs

293qm and ca 12 Euro per qm3 living space, 12 rooms vacant

Vacancy

4 rooms since 2022, 8 rooms since 2023, 12 rooms from October 2024

Current Plans

Neither StuWe nor the University has an interest in the house. The VBA doesn’t have the capacities for a complete renovation

Our approach

  • Prevent vacancy
  • keep affordable and social living space
  • honor the historical building
  • Collective ownership and self-administration

The house was purchased by the state of Baden-Württemberg in 1981 and has since been rented out to students on one-year contracts. However, the rental income was not channelled into maintaining the building, meaning that the substance is now in a state of disrepair. The property is primarily of interest due to its adjacency to the Kupferbau and a parking lot, but not the living space.

Our goal is to preserve this living space. We cannot and will not accept a vacancy, nor will we accept a new building that seals off the area and drives up rents. The refurbishment of the building is urgently needed, but with regard to the housing market in Tübingen, the focus should be on keeping rents below the local average and maintaining student accommodation in a central location.

The self-administration of the property by the residents gives us the freedom to decide on refurbishment measures. The design of the property and the living space can also be self-determined without the supervision of an owner who could throw us out. It is our house, in which we live and live together respectfully.
